A steel frame gives owners the freedom to design the layout of their own apartment.

Ruukki is to design, manufacture and install the steel frame for the housing company Harkko apartment block being built in the Helsinki district of Kruunuvuorenranta. The block will have 53 apartments and the owner of each apartment will be able to design the layout as they wish. The building has been designed by Talli Architecture and Design, with EKE Construction Ltd responsible for the construction and sale of the apartments.

In what is known as a raw-space solution, a resident buys a certain amount of raw space and then decides on the number of rooms, the location of partition walls, the surface materials, kitchen and even the number of floors of the apartment. If required, the internal dividing walls can be removed and two separate apartments combined. The steel frame acts as a load-bearing structure.

“People should have choices and that also applies to housing, since there are as many different housing types and life situations as there are people. Projects like this should be built because then people can also demand alternatives to the existing housing supply. The Harkko project imbibes the housing company with a natural sense of community since residents are transforming empty spaces into their own homes at the same time,” says architect Pia Ilonen at Talli.

Harkko is Eke’s fifth apartment block to be built as a raw-space solution, but the first to be built using a steel frame.

“Steel construction is faster than other ways and also allows for apartments to be modified as needs change. Steel also enables high spaces. Since some apartments in Harkko have a ceiling height of five metres, residents can choose to make their apartment partly two storey. We are very proud of the project under way. The building is exceptional and attractive, you can be proud of your own creation,” says Pasi Heikkonen, Technical Director at EKE-Construction Ltd.

Scheduled for completion in mid-2019, Harkko apartment block is at Saaristolaivastonkatu 2. Looking ahead, a light railway will run near the building and will take passengers to Helsinki Central Railway Station in about 15 minutes.
